This auction consists of one Residential Lot approximately .60 Acres located at 2617 Valley Road in Wildwood, MO.

Auction Terms
The auction will be conducted in the order listed below:
1) The two lots at Summit on Pond will be auctioned off individually. The winner of the first bid will have the option to buy both lots at that winning bid price, or pick one lot. If winner just picks one lot, we will then auction off the remaining lot.
2) The individual lot on Valley Road.
3) The 27.48 Acres of vacant land in Wildwood
4) The 17 villa lots in Wentzville. The winner of the first bid can choose which lot or lots they want at the winning bid price. We will continue to auction the individual lots in this manner until all of them are sold.
5) All 17 villa lots in Wentzville as a single package.
Earnest Money
Non-refundable earnest money in U.S. funds (cash or cashier’s check made payable to “BCL Auction”) shall be deposited by the highest bidder for each property. Earnest money is due the day of the auction. The following is the required amount of earnest money due per property:
1) Two lots at Summit on Pond: $10,000.00 per lot
2) Lot on Valley Road: $10,000.00
3) The 27.48 Acres of vacant land in Wildwood: $30,000.00
4) 17 villa lots in Wentzville: $2,000.00 per lot
5) 17 villa lots as a package: $30,000.00
Conditions of Auction
Properties are selling at a public auction in their present condition and are accepted by the buyer(s) without any contingencies. It is the buyer(s) responsibility to exercise their own due diligence and inspection prior to bidding on these properties. All information is from sources deemed reliable and is believed to be correct, but neither the auction company, the sellers, nor the publishers shall be liable for any errors or the accuracy of the descriptions. Secured Creditor has the right to accept or reject any and all bids. All properties are offered in “As-Is Condition.” Any announcements made day of sale shall take precedence over anything previously stated or printed.
Closing Policy
Closing will take place approximately 30 days from the date of the auction at the buyer’s preferred Title Company. Taxes will be pro-rated and paid at closing.
